One question, before every decision.

IS IT
WORKING?

Are you selling your home on Lake Garda? Or thinking about it?

If you have already started, we can help you read the signals of your sale.

If you have not listed yet, you will find some important points to consider before you begin.

A short guided check to understand how a property sale is going — enquiries, viewings, offers and timing — and to reflect on price, presentation and buyer expectations.

Time runs through every stage — and changes its meaning.

01 / The principle

IF IT'S WORKING,
KEEP GOING.

Some sales are going well, even when they take time. In others, the signals suggest taking a closer look. Before changing direction, it pays to understand what is really happening.

Margin note — haste is rarely a strategy.

02 / Behind the project

An automated reading.
A human experience.

I am David Ghys, a real estate consultant working on Lake Garda since 1995 as part of the Edilfin Group, specialising in the sale of homes on the Brescia shore of the lake. I created this short journey to help owners see more clearly what happens during a sale. When a closer look is needed, we can take it together.

03 / Questions

Selling a home: three frequently asked questions

How can I tell whether the sale of my home is going well?

A first indicator is how enquiries, viewings and offers develop over time. Steady enquiries that turn into viewings, and viewings that lead to concrete questions, are generally signs of genuine interest. Every property has its own timing, though: it is worth reading the signals together, taking into account the area, the time of year and the type of home.

What should I consider before putting my home on the market?

Before publishing, it helps to clarify the price in relation to the local market, how the home will be presented (photographs, description, documents) and the buyers it is likely to appeal to. Your own timing and expectations matter too: they help you choose a consistent strategy from the very beginning.

If I get viewings but no offers, what does it mean?

There is no single explanation. It often points to a gap between what buyers expected from the listing and what they find during the viewing, or between the perceived price and the asking price. Listening to visitors' reactions and objections helps you understand which aspect deserves a closer look.

General guidance: every sale should be assessed in its own context.
